The State of New Jersey Code N.J.A.C.5:70-2.3 (a) requires that before any Use Group R-3 or R-4 structure is sold, leased or otherwise made subject to change of occupancy for residential purposes, the owner shall obtain a certificate of smoke-detector and carbon-monoxide alarm compliance, CSDCMAC, evidencing compliance with N.J.A.C. 5:70-4.19 from the appropriate enforcing agency.

For an explanation of this Code, please refer to Smoke Detector, Carbon Monoxide & Fire Extinguisher Requirements.

Frequently Asked Questions (FAQ)

  • Q. Where I am required to place fire extinguishers?
    A. Please refer to Fire Extinguisher Guidelines for an outline of the requirements for the type and placement of fire extinguishers.
  • Q. Do I need an inspection to sell, rent or lease my house, condo, apartment or townhouse?

    A. The State of New Jersey and the Town of Guttenberg requires that before there is a change of occupancy at any residential property, whether a sale or a lease, there must be an inspection by Fire Prevention. Providing this inspection is the responsibility of the owner of the property.

The inspection checks smoke detectors, fire extinguishers and carbon monoxide detectors and is more fully explained on the Smoke Detector and Carbon Monoxide Fire Extinguisher Requirements. Once a property passes inspection, a Continuing Certificate of Occupancy (CCO) is issued. Failing to obtain a CCO can subject the property owner to a fine and can also delay a real-estate closing. Application forms for the Certificate of Smoke Detector and Carbon Monoxide Alarm Compliance inspection and the Continuing Certificate of Occupancy may be downloaded, filled out, and returned to Town Hall with payment. An appointment at the mutual convenience of the property owner and Fire Prevention will then be scheduled.

Inspections are conducted mornings between the hours of 9am and 11:30am

  • Q. Does my business or multiple-family building require registration and inspection by Fire Prevention?
    A. Most businesses and multiple-family dwellings are inspected yearly and should be registered with Fire Prevention. Please contact the office for further information by calling (201) 868-8564, ext. 105 or 123 weekdays between 8am and 4pm
